The Four Phases of Selling a Property in Idaho
Marketing Phase: This is the most important phase of the entire process. Setting the right price, staging the property and making it easy to for agents show are all crucial to ensuring your home is sold quickly and at a terrific price.
Negotiation Phase: Based on the success of the Marketing Phase, you'll get an offer on your home. At this point, you'll need to negotiate the price and terms of the offer, which will be signed by all parties and eventually become a pending contract.
Inspection/Contingency Phase: Once the contract is signed, the inspection period begins (normally 7-10 days). Because many deals fall apart during this period, it needs to be handled delicately. This is because the buyer has the unrestricted right to back out of the contract for almost whatever reason they want. They will hire an inspector to see if there are any issues with the property. Keep in mind: it is the inspector’s job to find the bad things about your property, not the good things. Most of the time, the inspector submits a 15-page report of needed repairs.
Closing Phase: The work is mostly done. At this point, the title company has your contract. They gather needed information to finalize the actual closing, where ownership is transferred to the buyer. They will also generate the HUD-1 (closing statement of fees), issue title insurance and gather more information from you and the buyers to set the closing time.

Marketing Phase
We will do a market analysis (CMA) upon request, and discuss with you, on the phone, the best selling price and strategy, based on your motivation for selling. We will help with staging advice upon request and offer suggestions on how to show the property and can provide showing follow up.
Negotiation Phase
When an offer comes in, we will go over the offer with you, figure your closing cost and discuss with you, on the phone, the best options and negotiate the best price and terms we can with the other agent. We will offer advice as what we would do if it were our home. This may go back and forth several times. Many times, the key to negotiating is the tone that is set. People like to buy from people they like. We help establish a friendly and professional tone.
Inspection Phase
Once the inspection report comes back, we discuss and negotiate the best terms for repairs and handle any amendments that are needed. We cover the various options for response as well as deal with any other contingencies that may be in place.
Closing Phase
Our work is mostly done. The title company handles the closing. You already know the terms of the contract and approximately what you will receive at closing. However, we will go over the HUD-1 statement to ensure that all the terms are correct. We are here to answer any questions you have; however, sometimes, the title company may be able to answer them better.
